Project Overview:
Following the reputation we have built for ourselves at 345, our longstanding referral network brought this client to us, closely following the successful delivery of U-pilates in Cobham. We were introduced to a new client: a fund manager who had recently acquired a large industrial warehouse in Byfleet with plans to create a premium offering gym.
With the initial conversation beginning very informally, leading to a formal introduction to the project’s investor and shortly after, a design-and-build contract to take the property through planning, design, construction and delivery.
With the building in question beginning as a factory unit – functionally blank and not fit for purpose in its existing state, 345’s goal was to secure a full change of use (from D1 to D2), then to design and deliver a contemporary gym space that would be both operationally efficient and visually striking.
The Brief:
The client required a turnkey solution – a one-stop-shop delivery partner who could manage everything from local authority negotiations to interior detailing. The brief included:
- Planning support for change of use
- Full design and space planning for a 10,000 sq ft gym
- Complete fit-out with specialist flooring, lighting, and equipment zones
- A gym that felt energetic and bold while being practical, safe, and future proof
- Close cost and programme management to ensure a controlled and efficient build
Our role wasn’t just to construct the space – it was to lead and guide the project from the moment of property acquisition to the moment it opened its doors to the public.
Outcome:
The final space is a dynamic and contemporary fitness facility that stands out in both function and design. We successfully delivered a complete transformation – from industrial shell to premium gym – within 14 weeks and under challenging conditions.
Most importantly, we acted as the project’s single point of accountability, supporting the client across every stage, from council applications and early concept work to final site handover.
