Project Overview:

A fast-paced refurbishment to refresh key lower-ground front-of-house and breakout areas, while upgrading welfare facilities and reworking building services to suit a revised layout. The scope covered multiple zones including dining spaces, café, reception/lobby, conference room, plus new shower facilities and associated MEP modifications.

The Brief:

The client needed the lower ground to feel cleaner, brighter, and more modern — without overcomplicating the programme. Alongside the aesthetic refresh of strip-out, redecoration, flooring works and lighting upgrades, the project included the creation of new male, female and accessible shower provision, plus careful coordination of ventilation, sprinkler, fire alarm and electrical adaptations to match the new layouts.

What we delivered:

Targeted strip-out + refresh across key zones

  • Removal of existing finishes where required, making good, redecorations, and reinstatement of flooring solutions across dining areas and circulation spaces.

Lighting improvements throughout

  • Upgrades to LED panels in multiple areas, relamping where appropriate, and refreshed ceiling finishes to lift overall brightness and consistency.

Reception, café and conference areas upgraded

  • General refurbishment works to improve presentation and functionality, including making good of walls/ceilings/joinery and coordinated ceiling/lighting works in the conference space.

New showers and accessible facilities

  • Formation of new shower areas including partitions, moisture-resistant ceiling systems, full-height wall finishes to wet areas, anti-slip flooring, cubicle installations, and associated accessories and mirrors — including a DDA shower/changing room package.

MEP coordination to suit the new layout

  • Electrical strip-out and reconfiguration, new lighting and emergency lighting, power supplies for mechanical/public health equipment, and adaptations to the fire alarm to suit revised layouts.

  • Public health works including new hot/cold water services, sanitary plumbing, and ventilation adjustments including supply air changes, smoke extract modifications, and dedicated shower extract.

  • Sprinkler modifications to maintain compliant coverage.

Demise separation & landlord/interface works

  • Allowances and works to enable slab-to-slab fire-rated partitioning, door sets, and services reconfiguration to support separation requirements and ensure the remaining areas were properly contained and compliant.

Outcome:

The lower-ground areas were refreshed to a consistent, modern standard, with upgraded lighting and finishes improving the overall feel of the space. Welfare provision was significantly enhanced through the delivery of new male, female and accessible shower facilities, backed by the necessary MEP modifications to keep the installation safe, compliant, and fit for daily use.
