Project Overview:

We converted a tired six-bedroom HMO into three self-contained supported-living apartments. The brief prioritised a calm, non-stimulating domestic feel with anti-ligature measures integrated from the outset. Layouts were re-planned to balance resident independence with safe oversight, upgrading services and fabric to suit long-term care and maintenance.

The Brief:

Active Care Group required a full reconfiguration to deliver three single-occupancy homes that read as domestic rather than institutional, while meeting current health, safety and building standards. Design intent focused on non-stimulating finishes and lighting, robust detailing, and anti-ligature provisions—including specialised blinds and secure fixtures—without compromising comfort.

Compliance works centred on an enhanced fire strategy: extensive fire-stopping, first-floor compartment walls extended to the underside of the roof covering to prevent horizontal fire spread within the loft space, and an automatic opening vent (AOV) for improved smoke ventilation.

Delivery took place within a residential neighbourhood, so we adopted considerate-constructor practices: timed deliveries, noise and dust controls, and clear resident communications to minimise disruption.

Outcome:

Cedars Road now provides three calm, compliant apartments tailored to supported living, with safety and dignity embedded in everyday use. The scheme was completed within the £330k budget and establishes a repeatable approach for similar HMO-to-apartment conversions across the portfolio.
